Home inspections done for ‘Sellers’ are very similar to inspections done for ‘Buyers.’
The primary difference is, that this service is usually provided to sellers of properties who have concerns about what issues may need to be addressed prior to selling the home.
Corrected issues can make the property more marketable.
The inspection can help inform sellers of the items that may show up in an upcoming inspection, which may be ordered by a prospective buyer.
The cost of this type of inspection is generally the same, and the report type and contents are similar.
One of the big benefits of having an inspection on a home that is going on the market, is that having information early, reduces the risks of being ‘surprised’ by issues that may be in need of repair.
Some corrections and repairs take a bit of time… time that may not be available once the home is marketed and being viewed by prospective buyers.
One example of this that comes up very often, is the condition of the crawl space area (below raised-foundation homes). This can place a major ‘wild-card’ in a sale transaction.
