The ‘BUYERS’ home inspection:

Home inspections are extremely useful for potential buyers.

When considering investing in a new home, it is critical to know the condition of systems and components, such as air conditioning, heating, electrical, plumbing, and structural integrity.

When you have a home inspection, you are getting a ‘third-party’ verification of the condition of the building. This information should be compared to (and used in addition to) the ‘disclosure documents’ that you may be provided during the transaction.

This inspection information is provided in a comprehensive and professionally written report, which includes an easy to use summary section with annotated, high-quality, color images.

HOW THE PROCESS WORKS:

Depending on the total square-footage and type of structure, an inspection will normally take 2 to 3 hours. In most cases, you are welcome to be present during the inspection. You will also have an opportunity to discuss details of the home with the inspector toward the end of the inspection. This varies depending on the situation with occupants, etc.

Note; Being present at the inspection is beneficial, but if you choose, instead, we can have a summary discussion by phone after the inspection.

Normally an inspection report will be created within 12 hours following the inspection. It will be emailed to you and your Realtor as a pdf attachment.

Depending on your individual terms of your real estate transaction, you MAY be using the report, along with your Realtor, to put together a list of items or issues that you request to be corrected. Please discuss this aspect with your agent.
